How the Floor Plan Process Works
1. Book the floor plan
Submit the request form with the property address, square footage, and any access details. I confirm availability within 1 business day. Floor plans can be booked alongside photography for the same visit, or as a standalone service. Pricing is based on total measured square footage; some agents choose to exclude basements, attics, decks, porches, or detached garages to keep the price down.
2. Prep the property
The property should be ready when I arrive. For Standard 2D floor plans, just clear walkways and ensure rooms are accessible. For Interactive floor plans, prep is the same as for a photo shoot. Common in-advance items include decluttering, deep cleaning, touch-up paint, and replacing burned-out bulbs. The morning of the appointment: turn on all lights, open blinds, clear surfaces, make beds, and secure pets.
3. Measurement day
I arrive at the scheduled time. If traffic is going to push me more than 5 minutes late, I’ll call or text. If scheduling needs to shift, I’ll reach out to coordinate. Time on site depends on property size and product:
- Small properties (under 1,200 sq ft): about 30 minutes for 2D, about 1 hour for Interactive
- Medium properties (1,200 to 3,000 sq ft): 30 to 60 minutes for 2D, 1 to 2 hours for Interactive
- Large properties (over 3,000 sq ft): 60 minutes or more for 2D, 1.5 hours or more for Interactive
4. Delivery
Standard 2D floor plans delivered within 24 to 48 hours as branded JPG and PDF files. Interactive floor plans delivered via a download page where you can preview the tour and download the underlying 2D files for MLS and listing presentations.
Why floor plans help your listings
Buyers spend more time engaging with listings that include floor plans, and the more time they spend exploring online, the more committed they get before booking a showing. By the time they’re walking through the door, they’ve already visualized themselves in the space.
Floor plans give buyers a sense of property layout that photos alone can’t convey. They show flow between rooms, room dimensions, sight lines, and how the space actually works as a home.
